Chisholm Summit Brings New Homes Parks and Jobs to Burleson
Chisholm Summit is a large mixed-use development taking shape in Burleson, combining thousands of new homes with parkland, trails, commercial space, and a medical district all in one planned community. When complete, the project is expected to add more than a billion dollars in taxable value to the city and expand Burleson's sales tax base by roughly ten percent.

There is a lot happening at the edge of Burleson, and most residents are just beginning to hear the details. Chisholm Summit is the kind of development that comes around once in a generation, and it is worth taking a close look at what it means for the people who already call this city home.

What Is Being Built

At buildout, the project will include approximately 3,066 residential units spread across a range of price points, from lots priced in the $290,000s up to $1 million. That is a wide range, and it signals that the development is designed to serve more than one kind of buyer. Families looking for their first home in a growing suburb and those looking for something more custom-built will both find options here. RA Development is the company behind the project, and they have committed to a 25-year development agreement with the city, which tells you something about the timeline and the level of coordination involved.

What sets Chisholm Summit apart from a typical new-home community is the sheer amount of non-residential space woven into the plan. More than 100 acres have been set aside as dedicated parkland. That is not a small gesture. In a city that already values its green space, adding more than 100 acres of parks to the northwest side of town gives future residents room to breathe, and gives existing residents a reason to visit. Alongside that parkland, the development includes more than 10 miles of interconnected trails. For walkers, joggers, cyclists, and families pushing strollers, that trail system will eventually connect destinations in a way that is still rare in this part of Johnson County.

The commercial portion is equally significant. The plan calls for 28 acres of commercial space, which is the kind of footprint that supports local restaurants, shops, and service providers, not just national chains. More substantial still is the 106-acre professional office park and medical district planned as part of the development, referred to as Hooper Business Park. A district of that size can attract healthcare providers, clinics, and professional services that Burleson residents currently have to drive elsewhere to access. If it fills in the way the plan envisions, residents might find their doctor, dentist, and pharmacy within a few minutes of their front door.

The city has also secured a 3-acre tract within the development for a public safety facility. That means the growth already has a designated home for the fire or police resources that a neighborhood of this scale will eventually need. Planning ahead for public safety infrastructure is the kind of detail that does not always make headlines, but it matters enormously to the quality of life for the people who move in.

The Fiscal Case for Burleson

The fiscal picture is one of the more striking parts of this story. A fiscal and economic planning firm called TischlerBise presented an analysis to the city in May 2021, and the numbers were clear. The projected taxable value added to Burleson is $1.15 billion. For every dollar the city spends in connection with the development, it is expected to receive $1.66 in revenue. Sales tax collections citywide are projected to grow by roughly ten percent as a result of the commercial activity Chisholm Summit brings. Those are not speculative numbers invented to sell a deal. They were produced by professional analysts hired to give the city a realistic picture before signing a 25-year agreement.

For families with school-age children, it is worth noting that Chisholm Summit falls within the Joshua Independent School District. That is a consideration for anyone evaluating the development as a place to put down roots, and it is one of the details worth confirming with your own research as the project moves forward.

Water service for the development will be handled by the Johnson County Special Utility District. That is the kind of infrastructure detail that rarely gets attention until something goes wrong, and the fact that it is already assigned to an established provider is a good sign.

What This Means for Burleson Now

The local angle worth paying attention to right now is the timeline. Chisholm Summit sits roughly 3 miles from the Tallgrass site, which means the northwest corridor of Burleson is seeing serious momentum all at once. Lot releases to builders are expected imminently, as of this summer. That means the early phases of actual construction are not far off. For neighbors and longtime residents, that is both exciting and worth following closely. New development of this scale reshapes commute patterns, school enrollment numbers, retail demand, and the overall character of a neighborhood over time.

It is also worth mentioning that the development includes plans for a construction trade school campus on-site. That is an unusual addition to a residential development, and it suggests an awareness that the work of building Chisholm Summit will itself require skilled labor, and that investing in that pipeline locally is part of the long-term plan.

Chisholm Summit will not spring up overnight. A 25-year development agreement means the full vision for this community will unfold across decades. But the pieces are in place, the fiscal case has been made, and lot releases are approaching. For Burleson, this is the kind of growth story that rewards staying informed. Head to the city of Burleson's website for project updates, or follow local planning meetings to track how each phase of Chisholm Summit takes shape over the coming years.
