Burleson Tallgrass Development Plans 4000 Homes and 90 Acres of Parks
Burleson is getting its second master-planned community, with Tallgrass bringing a planned 4,000 homes, 90 acres of parks, and more than 1 million square feet of commercial space to 621 acres at the Chisholm Trail Parkway and FM 1902 interchange. Phase 1 construction is underway in 2026 following city council approval of the development agreement in October 2025.

Burleson's growth has always had a steady, front-porch rhythm to it. New neighborhoods come in, families put down roots, and the city's identity holds its shape even as the edges expand. That rhythm is about to be tested and extended at once, as the first phase of the Tallgrass Master-Planned Community gets underway along the Chisholm Trail Parkway corridor. At 621 acres with plans for roughly 4,000 homes, Tallgrass is the largest residential development this city has seen in a long time, and its design philosophy is worth understanding before the first families move in.

What Tallgrass Is Actually Building

The Tallgrass development is framed as a multigenerational community, meaning it is designed to serve singles, first-time buyers, growing families, and retirees in the same neighborhood. That's a real distinction from typical subdivisions built for one demographic slice. The plan includes five miles of trails and 90 acres of parks and open space, a future elementary school, a signature town center, and over 1 million square feet of commercial and employment space. Those details matter because they suggest this isn't being built as a bedroom-only development. The intent is a live-work-play footprint.

Austin-based Lionheart Places is handling planning, and Kimley-Horn is signed as engineer. The project's principal, Steven Spears, has noted that the market has responded enthusiastically to the initial phase. Phase 1 encompasses 645 homes and the elementary school site, and groundwork is moving forward in 2026. The city council's development agreement approval on October 6, 2025 cleared the formal path for construction to begin.

The Tallgrass project sits at the heart of two significant road improvements already in planning: the four-lane expansion of the Chisholm Trail Parkway and a widening of FM 1902 to a four-lane divided roadway. Those transportation upgrades are tied to the interchange where the development sits, meaning the infrastructure investments and the residential growth are being coordinated rather than stacked on top of each other after the fact.

How It Fits Burleson's Existing Character

Tallgrass has adopted Burleson's own city motto, "Where Roots Run Deep," as its development theme. That's either a meaningful alignment or a marketing echo, depending on how the community takes shape over time. The city's long-standing identity has been built around neighborhoods where families know each other, where the youth sports leagues fill the weekend calendar, and where Old Town's brick streets still anchor the sense of place. Tallgrass sits at the far end of the growth corridor, well south of Old Town, but the design philosophy gestures toward the same values.

One detail residents should be aware of: the development is located outside the current city limits. It will be part of a Municipal Maintenance District and will have a Strategic Partnership Agreement outlining future annexation dates. The city has confirmed this arrangement does not impact existing Burleson homeowners' property taxes. As annexation eventually proceeds, the Tallgrass neighborhoods will formally join the city and its service infrastructure, but that timeline will unfold in stages over several years.

Questions Worth Keeping in Mind

A development of this scale raises practical questions that Burleson families will be tracking. How quickly does the commercial and employment component build out, and will local jobs follow the residential population? Will the elementary school come online with the first phase, or trail behind as the population grows? How will Chisholm Trail Parkway traffic adjust as thousands of households come online in this corridor?

These aren't concerns that undercut the development's promise. They're the normal working questions that come with a city absorbing real growth. Burleson has managed that balance before, and Tallgrass gives the city a real opportunity to do it again on a larger scale. the part about eventual annexing makes me a little uneasy. always feels like a way to sneak in new rules later.
